BACKYARD CONTAINER
Process
1 – FILL OUT OUR “CONTACT US” FORM ONLINE, PROVIDE US WITH YOUR HOME ADDRESS, CONTACT INFO, AND ANY QUESTIONS YOU MAY HAVE.
2 – DETERMINE THE ZONING OF YOUR LOT FOR AN ADU (ACCESSORY DWELLING UNIT) BY LOOKING ON YOUR LOCAL JURISDICTION WEBSITE. IF YOU NEED ASSISTANCE, WE CAN ASSIST FOR A $300 FEE.
3 – PROVIDE A CURRENT PLAT PLAN WITH ALL EXISTING STRUCTURES SHOWN. IF YOU DO NOT HAVE THIS DOCUMENT, YOU WILL NEED TO HIRE A CIVIL ENGINEER TO DO AN EXISTING AS-BUILT SITE PLAN. FEES VARY BASED ON SITE.
4 – ONCE WE HAVE A PLAT, WE CAN MOVE FORWARD TO THE SITE ASSESSMENT STAGE TO DETERMINE YOUR LOT VIABILITY AND FINAL COST FOR A BACKYARD CONTAINER.
“A NONREFUNDABLE FEE OF $1500 WILL BE REQUIRED TO CONFIRM:
a. ZONING VERIFICATION
b. SITE ACCESS FOR CONTAINER INSTALL
c. EXISTING HOUSE UTILITY ANALYSIS
d. SITE FEASIBILITY
e. ON-SITE CONSTRUCTION COSTS
5 – THE CIVIL ENGINEERS WILL START FIRST ON ALL SITE DOCUMENTS REQUIRED BY YOUR LOCAL JURISDICTION.
( 3-4 WEEKS )
6 – ARCH/ENGINEERING REQUIRED PERMIT PLANS CAN COMMENCE ( 2 WEEKS )
7 – THE OWNER IS IN CHARGE OF FILING FOR THEIR BUILDING PERMIT, ALONG WITH ALL ASSOCIATED FEES. OUR FIRM CAN PROCESS THE PERMIT FOR A FEE IF YOU PREFER. REFER TO PERMIT TAB FOR PRICING.
8 – THE BUILDING PERMIT PROCESS VARIES FROM STATE TO STATE – WE ESTIMATE A TWO-MONTH TURN AROUND AS A REASONABLE STANDARD.
9 – A SIGNED CONTRACT AND A 50% DEPOSIT WILL BE REQUIRED TO START THE CONSTRUCTION OF YOUR CONTAINER MODEL UNIT. A BANK CONFIRMATION LETTER WILL BE REQUIRED TO ASSURE THE TEAM THAT SUFFICIENT ACCESS TO FINANCIAL RESOURCES WILL BE PROVIDED TO COMPLETE THE PROJECT.
10 – PRIOR TO SHIPPING YOUR CONTAINER UNIT TO YOUR SITE, OUR PARTNER CONSTRUCTION COMPANY, KGP BUILD, LLC WILL NEED TO HAVE THE SITE WORK PREPPED AND READY TO RECEIVE THE DELIVERY. TYPICALLY, THIS SITE WORK PORTION WILL START ON OR AROUND THE SAME TIME YOU GIVE YOUR INITIAL DEPOSIT FOR THE OFF SITE CONTAINER UNIT FABRICATION.
11 – ONCE OUR TEAM COMMENCES WORK, WE ESTIMATE THE TOTAL CONSTRUCTION TIME TO TAKE BETWEEN 8-12 WEEKS.
12 – THE SUBSEQUENT PAYMENTS DUE ON THE CONSTRUCTION OF YOUR PROJECT WILL BE BASED ON PROGRESS AND DETERMINED WITH KGP BUILD, LLC AT THE TIME OF CONTRACT SIGNING.
13 – A CONSTRUCTION WARRANTY OF ONE YEAR WILL BEGIN ON THE DATE OF FINAL INSPECTION BY THE CITY/JURISDICTION.
